People from all over the US travel to Asheville. Some come to hit the slopes in the winter, others hike the trails in the summer, and many come to enjoy year-round attractions like our variety of highly acclaimed restaurants, and of course the breweries (Asheville has been named “beer city USA” since 2009). Today, I’m writing about another feature of Asheville that is also gaining national attention; its live music scene. Whether you enjoy rock, hip hop, jazz, or bluegrass Asheville has you covered. Asheville has a variety of music venues, able to host concerts of any size. The biggest room in town is the civic center (currently named: The US Cellular Center). The civic center brings in national acts ranging from classic rockers like Bob Dylan and Little Feat, bluegrass groups like The Steep Canyon Rangers and Greensky Bluegrass, Jambands like Umphrey's Mcgee, and the iconic rock band Ween, whose drummer Cluade Colemen resides here in Asheville. For shows requiring a smaller setting we have the Thomas Wolfe Auditorium (2,041 capacity), the Diana Wortham Theater (500 capacity), and the famous Orange Peel (1,050 capacity). For local and regional music fans, the favorite venues in Asheville are undoubtedly: The Salvage Station, Isis Music Hall, Pisgah Brewing Co., The Asheville Music Hall, and The Grey Eagle. These venues host shows more often than the larger rooms, and allow you to catch national or regional acts in a much more intimate setting. And yes, they do often sell out. So get your tickets in advance!

A couple weeks ago, I wrote about planning your home’s landscape to create an environment which you will find pleasing for the long range. This involves choosing the correct species to avoid disproportionately sized shrubs and trees at maturity. Equally important is spacing plants appropriately to avoid over-crowding in the future. I emphasized doing one’s homework at the beginning stages of the landscape plan. Some folks can do this well on their own; others might need some guidance. If you are in the latter group, visit B. B. Barnes Garden Center and Landscaping Services on Sweeten Creek Road in Arden.
What an experience to meander through their incredibly diverse set of plants, shrubs, and trees. Knowledgeable horticultural staff is always available to discuss your questions.
Landscaping services range from basic garden consultation to complete landscape design and installation. I like the way they customize their services to the needs of the client. For example, you might simply need information about how certain plants will grow. Tell a staff member what you have in mind, and they’ll advise you based on the lighting situation and spacial limitations.
Say, you want a bit more help. B. B. Barns has a Garden Coach which you can hire to come out to your property. The Coach will walk around with you and give expert advice. Of course, they also offer full installation and delivery of plants. If you need assistance in creating show-stopper pots for your porch, patio, or deck, they even have a Container Designer.
B. B. Barns is simply an inspiring place to visit!
In In business over 30 years, they are the largest garden center in western North Carolina, offering annuals, perennials, shrubbery, and trees. They also have an impressive selection of beautiful ceramic pots, from small to very large. The gift shop has hats, jewelry, clothing, candles, and many other fascinating items. It’s a pleasant outing just to visit this beautiful garden center.

While I lived in Morganton, North Carolina, I did landscape design to supplement my teaching job. It was great to use my love of gardening as a way to generate additional income. I am now excited to be sharing some of my gardening knowledge on our Keller Williams blog. Believe me, I have learned much through trial and error! I hope this will be useful information for you in planning your own landscape.
For starters, I would like to discuss the importance of thinking about the big picture - how your landscape will look 10 or 15 years down the road. Sometimes, homeowners select shrubs and trees without considering how the mature specimen will impact the property down the road. When I preview homes, I am naturally drawn to observing the landscaping. It’s great to see landscaping that graces the home and enhances its beauty. On the other hand, overgrown shrubbery and trees planted too near to the home and to other plants create a choked, overcrowded look.
Another problem is incorrect plant selection. This is a most important decision. I will use the beautiful Crepe Myrtle tree to illustrate. Crepe Myrtles, with their lovely flowers and ornamental bark, range widely in size, depending on the species. Dwarf crepe myrtles may grow up to 3 feet tall, while other crepes reach rapid maturity at 30 feet tall.
In a condominium development in south Asheville, you can see that this Crepe Myrtle, after years of aggressive growth, now overpowers the building and looks awkward. The tree also blocks light, creating a dark interior for the home.
This is a common issue appearing on properties of single-family homes throughout neighborhoods. It can be avoided with careful planning. By installing the correct plants, at appropriate locations on your property, you will save yourself the high-maintenance headache of constantly cutting back shrubs or removing mature trees. Talk to knowledgeable nursery folks and make decisions that will lead to a balanced landscape you will enjoy for the duration!
Here is a handy list of smaller crepe myrtles, provided by NCSU Extension Office:

The studio stroll remains the largest annual River Arts District event today. Asheville has seen a recent explosion in new urban living development. Within just a few miles of Pack Square, numerous new condominiums and townhomes are ready (or getting there) for occupancy. Density development (versus sprawl) is strategically in keeping with sustainable urban planning, and it facilitates vibrancy in downtown communities. With so much development, though, we thought we would take snapshot of living opportunities - both new and established - available within a two mile radius of downtown’s Pack Square.
The architecture of the new structures vary, but suffice it to say contemporary and industrial are not hard to find. This provides a nice contrast to some of the more established downtown home associations that reflect turn-of-the-last-century charm, such as The Fitzgerald at Grove Park. Find an elegance befitting of an early era here that is inspired by buildings such as the Grove<br />Park Inn and the Biltmore Estate. Located on Macon Street near the Grove Park Inn, these condominiums will likely range in price from $1 to $2 million. But there are many other price points found in downtown Asheville.
Also established are The Windswept Views condominiums. These are affordable and functionally desirable (split and open floor plan/ 2/2). Situated on the ridge behind Charlotte Street at its Martin Luther King intersection, this development proves that at present one can purchase an in-town condo for under $250K. Savor the extraordinary views here and enjoy the pool. Perhaps best of all, be minutes from downtown. Similarly priced are the newer and<br />industrial feeling Clingman Lofts on Clingman Street located at the gateway to all that is West Asheville. Enjoy the urban-modern feel here. Enjoy, too, being minutes away from the other hot Asheville - West Ashe - and downtown! We noticed one unit is on the market now for $260K.
55 South Market touts itself as organic, environmentally and tech friendly, modern, and sleek. It will not disappoint - it is all those things. And it is conveniently located in the South Slope. (Its Walking Score rating is 85. Nice.) Appealing outdoor spaces also set this community apart as a private courtyard invites residents to spend time together at the outdoor kitchen and grilling station - a spot that allows one to cook while socializing with neighbors and friends. Later, enjoy an evening around the fire pit. We’ve noticed some units are priced under (albeit just) $500k.
The Oxford Place Condominium is located in the heart of Asheville. Built in 1891, the historic building was originally the Oxford Hotel. Then, after the Great Recession, it became a furniture store and then eventually a plumbing store. The developer was dedicated to keeping, or recreating, anything found during renovation to restore its original splendor. It maintains a similar historic charm as it did throughout its time as an opulent hotel. The lofts offer a mix of<br />historic architecture and modern amenities; each interior is different. The location is hard to beat. Located at 52 Biltmore Avenue your city is at your feet as soon as you leave the building. On the market now, one unit is listed for $925,000. This is a building to watch if you wish your dwelling to have a story.
A bit south of Oxford Place will soon be 145 Biltmore Ave. This art deco condominium promises a world class residence with customized amenities. From their website, 145 Biltmore Ave states, “[we] feature the first “transterior” concept for indoor/outdoor living in Asheville: seamless transitional doorways, the largest outdoor living spaces available in the city, abundant windows and fresh air, and sun-drenched winter garden rooms.” On the market now, we see these listed at a beginning price of $540k.
An upcoming project called Radview was recently approved by the city and will break ground in the River Arts District (on Roberts Street behind the N.C. Glass Center) next year. This space is designed to be a live-work-shop experience. There will be both retail and office space available. Artist studios and proximity to bus routes and greenways will round out the functionality of Radview. Additionally, there will be apartments offered for under $1,000. per month to<br />encourage lower income living downtown.
45 Asheland, located in the South Slope, is a contemporary new condo community that is 90 percent sold at present. It is dog-friendly and features high ceilings, balconies, security, and private parking. Owners of units located on specific floors may even offer short term weekend rentals. Best of all, though, you are steps - a 5 minute walk - from the bustling streets of<br />downtown. These units are offered at varied prices. On the market now are units ranging from $595k to $1 million.
Also new in the “SS” is the Bauhaus South Slope. The thoughtful, meticulous design of Bauhaus South Slope is unique. The sleek, modern architecture pays homage to the Bauhaus school from the early 20th century, making it timeless, enduring, and reflective as is Asheville’s historic roots. Form and function - aesthetics and usability - enhances livability here. The Bauhaus South Slope boasts intelligent use of space. And expansive windows bring the mountains in. On the market at present, Bauhaus South Slope hovers in price at around 700k - 800k.
<br />This is just a small sample of urban living options in walkable downtown Asheville. Curious? Just give Janet Schlaufman a call (828-785-5678) to learn more!2019-04-16T06:17:00-07:002019-04-16T06:25:57-07:00Keller Williams Elite Realtytag:kweliteasheville.com,2012-09-20:4743Lets Talk About Curb Appeal!Lets Talk about Curb Appeal
Think of the curb appeal as being a sellers window, like choosing a restaurant in a tourist destination, it’s either the way a place looks or a specific feature on the menu (eg. fresh homemade biscuits). It only takes a glance for someone driving by your home or seeing the first photo online to decide whether they want to see more... so the first impression needs to be a great one!
Buyers are drawn to welcoming, uncluttered yards. There are a few areas that are of primary importance. Symmetry appeals to the eye so the overall appearance of the home needs balance. If you drive around your neighborhood or one that you find really attractive, note what appeals to you about the homes you like best.
Door and Entry areas, even small ones can create a feel of a grand entry with just a bit of effort
- add a wreath or a welcome mat
- add a pot of color near the front door
- consider new exterior door hardware or polish older ones
(it may sound silly but this is the first contact point with the home and the this can provide a feeling of security)
- add a ‘smart doorbell’ with a camera this will also appeal to security conscious buyers
The mailbox should complement the home, a new one is an inexpensive plus
Light fixtures
- updating exterior lights provides a well maintained look to the exterior
- Solar lights can add to the brightness of a home at night
Make sure the exterior trim and shutters are in good repair
The Lot
- make the walkway appealing - think like a magazine shoot
- cut the grass, make sure the hedges are evenly trimmed
- add some color with small plantings, raised planters or attractive pots
- give it a bath - spray wash the exterior, decks and make the windows shine
- fences, gates and railings should be in good repair and freshly painted/stained
Here’s an example where the seller made small changes for maximum impact to their home’s curb appeal by having comfortable patio furniture on the front porch, adding a wreath, adding the splash of blue on the front door and the new post and lantern at the base of the driveway. This home sold within days and for over asking price because multiple parties were interested right away.
<img src="https://lh5.googleusercontent.com/PThHCtOU0tRVwjIzISyKHy8moGvd1sRRDhLh-wpsUzi6ql5xn33Mywfa-7KhuDmUrmAhtJjFIly15m7lXvEEPznXnbO2_vZ4bufTQbNDJHNpb3ZHQH93xa8Czds7UGODJRNnC65UaabQFAw1fg" width="576" height="385" />
<br /><br /><br />
Backyard appeal is important too--especially if it can be seen from a public area.
Buyers are starting to picture themselves at home, so make it feel like an oasis
- adding comfortable chairs to the deck
- a splash of color whether pillows or plants
- add a feature like a fire pit or tiki torches
Curb appeal is critical to the sale of your home and will give the best liklihood of attaining the highest price in the shortest amount of time. It can draw in buyers and set your home apart from the competition. Also remember that most buyers don’t want to take on major renovation projects unless there’s a large price reduction that’s well below market value.
2019-04-01T08:01:00-07:002019-04-01T08:26:17-07:00Keller Williams Elite Realtytag:kweliteasheville.com,2012-09-20:4714The Biltmore Estate in Bloom! The Biltmore Estate in Bloom!
Asheville enthusiastically celebrates all of the seasons with varied festivals and events. Afavorite among them is the spring spectacle offered on the Biltmore Estate called Biltmore Blooms. During April, this festival is punctuated by its star attraction: tulips.
<br />The tulips’ first chorus of color arrive among a backdrop of redbud, flowering cherry, dogwoods, and blazing forsythia. The show is most spectacularly featured within the estate’s “Walled Garden” adorned on one end by enormous Conservatories where tropical plants flourish. Here, alone, some 50,000 vibrant tulips will bloom. And an additional half as many robustly cheerful<br />tulip efflorescences will captivate visitors all around the estate.
The treasured blooms, most notably associated with Dutch tradition, reflect George Vanderbilt’s ancestral roots. The estate’s name is even inspired, in part, by the Dutch town, “Bildt,” where his family is traced. “More” was added onto the name to depict the characteristic rolling lands of the estate. Among its idyllic rolling hills, the estate serves up this Dutch jewel with exploding<br />vigor.
Landscape architect Frederick Law Olmsted designed the Walled Garden to function as a kitchen garden. But George Vanderbilt preferred ornamentals. Tulips arrived on the scene early on, and they have adorned the garden for over a century.
Although April on the estate is marked by the ubiquitous tulip, other bulbs bloom in harmony with them. Thousands of daffodils, hyacinths, crocuses, and more add to the symphony of color. In all, the one-hundred-thousand bulbs (planted anew each year during late autumn and early winter) make an appearance.
During late April, the tulips will begin to bid adieu. But in May visitors are dazzled by poppies, snapdragons, pansies, azaleas, and flowering shrubs on the estate and within the stately walls of this garden. As the months, and seasons, move on, there is always something special on the grounds at the Biltmore. But April is indeed all about the tulip.
There are numerous “Special Offers” one can find on the estate’s website that provide a discount for entry. For example, if one purchases tickets on the site at least ten day in advance there is a savings. Adult tickets typically run from $65. - $85.
Once on the estate, the entire suite of sights, activities, and attractions are available. Antler Village, Many locals (and frequent visitors) opt for annual passes, which opens up the estate to them every day, with no additional fees excluding events, such as the concert series and dining. Additionally, the annal pass provides additional discounts on lodging, shopping, activities, and a<br />range of other activities.
Featured until May 27th find clothing reproductions of the Vanderbilts’ own wardrobes displayed throughout the house. This new exhibit takes you into the Vanderbilt’s entertainment world that included turn-of-the-century “house parties” - common among the elite of the era. In fact, an entire room is dedicated to gatherings of this nature as noted by the playful paintings on the<br />walls. An audio guide is an enchanting accompaniment of this spectacular, first-ever exhibit.

Have you ever dreamt of buying your own home? Yes, of course you have. We all need a home. Moreover, in Asheville North Carolina, there are many properties for sale at affordable prices.
So, why not just go and buy one? Well, it is not that easy, the process of buying a house in Ashville is not simple—you can get an overpriced house, plus there are just too many houses to choose from. Therefore choosing the perfect house for you and your family is a process.
You need to protect yourself and minimize the risk associated with buying a home. It is not like buying a hamburger; it includes dealing with inspections, purchases agreements, getting a good offer, etc.
Well, enough with the dark cloud. How do you go about it?
Step one: Find an Expert Real Estate Agent<br />? Work with professional real estate agents. These are experts in real estate and will handle everything. You might be a professor, but trust me, you know very little when it comes to buying a home. That is the attitude you must have. Real estate agents understand the legal side of selling and buying a home.
? This protects you legally. Since they have assisted property sellers and buyers for many years—experienced real estate agents—they know their stuff. And will guide you through the process and minimize risk. Walk and work with them. They will find you the right house, at the right place, at the right price.
? Find an experienced real estate agent in Ashville. Most preferably realtors (professional members of the National Association of Realtors. They have a strict code of ethics.
Step two: Do Your Research<br />? Have in mind the kind of neighbourhood you want. How far from work you want to live. Check the security status of the area. The rate of crime in Ashville has been steadily increasing (1)—you might want to consider that.
? Another thing to consider is social amenities such as schools and hospitals. How far are they from your house? This is very important because you care about the safety of your family.
? Do not trust them with your life (the agents). I mean, they are only humans. You need to research a little about real estate laws in Asheville North Carolina. Don’t just take their word for it, have some background knowledge as well. It only takes a simple Google search.
Well, now that you have an agent and some background information. You can start inspecting various deals availed to you. Be careful, don’t rush into anything and always listen to your instinct (sometimes it is a lifesaver). However, also listen to the real estate agents, they are experts at what they do.

Well, you are lucky. The state of North Carolina has a North Carolina Housing Finance Agency (NCHFA), which is tasked with the responsibility of delivering a variety of first-time homebuyer assistance programs.
This will help you in purchasing your first house. The state agency (NCHFA) partners with other private mortgage lenders that enable first-time homeowners to get loans. What I love about the program is that anybody living in North Carolina can own a home, don’t be left behind.
So, now I know you are eager to know the requirements. Well, you must meet the minimum income limit of about $30000—this value changes depending on family size to $21500 on the lower end and $40500 on the higher end (1).
You must also have a credit score of about 640, your debt to income ratio has to be 43% or less, and sometimes, you might be required to have a home buyer education—to know what you are getting yourself into.
In case the down payment is less than 20%, mortgage insurance is required.
However, you will be happy to know there is no limit to the price of the house you want to buy. You can buy a townhouse, a duplex, a condominium, or even a newly manufactured home. These assistance programs give you the ability to have any of them.
What programs am I talking about, keep on reading:<br />-USDA Loans assistance program<br />In this program, there is no down-payment required for the mortgage loan. Both rural and suburban home buyers are eligible. The U.S Department of agriculture supports this mortgage through the USDA rural development guaranteed housing Loan program.
For this program, if you have a credit score of about 640 or higher, you will get faster processing with no delays (2). However, you will be unlucky if you have lower credit score limits since you will have to be subjected to more stringent regulations.
This program is best suited for rural homebuyers with low down payments.
-VA Loans<br /> This program is best suited for military veterans and requires low down payments.
The U. S Department of Veterans Affairs guarantees it, and it is mostly available for military veteran members and their surviving spouses. The benefits of this program include:
? No minimum credit score required to get the mortgage loan.<br />? No down payments are required.<br />? No mortgage insurance required.
However, you will have to pay a Veteran Association VA funding fee.
-FHA Loans<br />This program is suitable for low down payments, and low credit scores.
This is the best program (and the program of most first-time home buyers) in North Carolina. The Federal Housing Administration (FHA) program has one of the lowest credit scores requirements of about 580 and allows a down payment of at least 3.5%.
However, if you have a credit score of 500, don’t panic, you can still get into the program. But, will have a 10% down payment (2).
Now you don’t have any excuse of not owning a home for your family if you live in North Carolina.

The senses dance with delight with the tastes and scents abundant at the only authentic Cantonese dim sum retaurant around for hundreds of miles. Of course I’m t alking about Red Ginger Dim Sum and Tapas Bar located at 82 Patton Ave in the heart of downtown . This is definitely one of my top five favorite restaurants in Asheville let alone the country. Being a former chef of 20 years I can’t speak enough to the level of quality, fresh ingredients, and authentic execution of there highly sought after menu. I dine there once if not twice a week and never have I been dissapointed. I do have a favorite server(of course) her name is Coreen and she is an absolute delight she is incredibly knowledgeable and will guide you through the journey that is authentic dim sum. I first came across this place about a year and a half ago walking down the streets just looking for anything different tired of the same ole’ fare then boom it hits me a new and intoxicating smell eminating from this gorgeous building I read the menu and was instantly hooked. The fact there was a line out the door on a Tuesday night spoke to the reputaion and quality of the place. Though there was aline it moved incredibly quickly there were about 25 people ahead of me and I was still sat in about 12-15 minutes. That’s where I met Coreen a spunky little server with a sparkling personality and a wealth of knowledge about the menu I was about to dive in on. Coreen recommended about 10-12 items that were her favorite and I trusted her so My party agreed and ordered every single thing she suggested and buddy she did not dissapoint. Just a quick list of what she suggested; go to there website for a description of each one but ill give you a quick must have list:
1-Sechaun Wontons (my absolute favorite pictured below)
2-Gau Bau(little pork belly sandwiches)
3-Stir fry string beans ( Un real and I’m a die hard meat eater)
4-Pan Fried buns (Fluffy Dumplings from heaven stuffed with pork and shrimp)
5-Pork dumpling shanghai ( tradional soup dumplings hardest to make and find)
6-Dan Dan Noodle ( spicy delicious soup with pork and veggies)
7-Jalapeno Yellow tail (sliced thin served raw topped with ponzu)
I could go on and on as the menu has about 75 items but those are the must haves in my book. To speak to there menu diversity they have about 15 vegetarian options, 25 seafood options, and plenty of meat and poultry options. If you’re in Asheville this is a must stop and ask for Coreen she’ll take you on a food journey you could not believe but come hungry and ready to eat And don’t forget to tip your server well they work hard to provide you with an amazing dining experience you won’t receive anywhere else. Tell them” Turk sent ya.”

I have lived in Asheville for 16 years now and if there is one thing I know, we make some great food around here! Breakfast is no exception. Below I have listed my top 5 breakfast places and I will put my list up against anyone’s. While everyone may not have the same tastes that I do, all of these great places will have something to offer even for the most discriminating of taste buds.
1) Mayfels- Being from the Gulf Coast Region originally, I can't resist a good New Orleans style breakfast. If you feel the same, Mayfel's on College St downtown is the place to go. My staple is the Crab Cake Benedict (Mountains to Sea) with Parmesan Grits, or Homefries, and a Bloody Mary...don't judge! If Eggs Benedict isn't your thing try the Crawfish Omelette, but always get the Bloody Mary you won't regret it!!!
2) Over Easy- While the menu here changes often because Over Easy has a strong focus on local and seasonal ingredients, there will always be a great breakfast awaiting. This place fills up fast so it is good to get there early (hours are 8am-2pm Monday-Sunday). I will usually have whatever omelet sounds good to me that morning, but I will always get a freshly made apple juice!
3) Rise & Shine- Here I usually order the breakfast sandwich, with 2 eggs cheese and sausage. They also serve fantastic coffee from Dynamite Roasting Company in Black Mountain. This place is a hit with North Asheville crowd!
4) Tupelo Honey- I am definitely ordering the shrimp and grits if I am here, along with a side of fried green tomatoes! Their goat cheese grits are well known in Asheville and I can see why…you will too!
5) Biscuit Head- At Biscuit Head I am ordering the Mimosa Fried Chicken Biscuit or the Cajun Benedict. Both of these entrees are served with a GIGANTIC biscuit, hence the name, and locally sourced jams and jellies. While this place stays packed most anytime, it is definitely worth the wait!
There you have it! You can’t go wrong with any of these restaurants. All have a slightly different vibe; however the one thing they definitely have in common is a fantastic breakfast experience!!!

Home is where the heart is and having a place to call your own, whether you’re going to be there for a certain time or forever, is an essential part of the American dream. Today the U.S. Department of Veterans Affairs offers great programs to help those who have served in the military find their home. Here are some simple, yet essential tips to help avoid problems because people can (and do) make mistakes buying their first, second, or tenth home.
#1 - First and for Most, Know Your Benefits:
It’s never too soon to meet with your lender and begin the discussion for becoming a home owner. Veterans have access to arguably the most powerful mortgage option on the market.
According to the VA, about one in three home buying veterans don’t know they have a home loan benefit so be sure to talk about your military status so you can be informed about all the potential advantages.
Also, ask your lender if they offer any incentives for veterans. For example, lenders can sometimes waive appraisal fees, offer a waiver of origination fee if the veteran has a certain credit score, or other lender credits.
Ask and then ask again because you not only deserve to receive all these benefits, but ignorance can cost you a lot of money during the home buying process!
Or maybe you didn’t even realize how easily you can become a home owner, so Don’t Be Shy and start today!
#2 - Hire a professional Realtor:
If you’re getting a VA loan, make sure you work with a professional Realtor who understands the process. There are multiple steps and while you’ll have a ton of financial advantages with your VA loan, you will have some costs to deal with. You’ll likely have to plunk down a bit of cash for things like a home appraisal and inspection.
When you’re buying with a VA loan, you’ll need to find a home that meets VA property requirements. The VA will not underwrite just any house. During the Due Diligence period the VA uses a different criteria for their VA appraisal; for instance, fixer-uppers and even some newer homes will not qualify. Save yourself the headache of making an offer on a house that may not get approved, and work with an experienced Realtor from the start.
Knowing what to expect and the cost of doing business to inspect and close on a home should be reviewed with any Realtor you interview. Having an advisor and negotiator working for you will not only help speed things along, it can significantly reduce your stress.
# 3 - Do Not make big purchases before closing:
This is common mistake of many home buyers but you must refrain from opening a line of credit or making a big purchase. From the time of your loan approval, until your Settlement date is finalized and the Deed is transferred - do not go out and buy the big screen TV you want in your new home. This can often times change your credit score and make you ineligible for the loan.
Wait until after closing to make any other financial moves, just to be on the safe side and to keep your loan on track.
Becoming educated about your benefits and using a professional Real Estate Agent will help you get off to the right start and stay on track for a successful and enriching experience of becoming a home owner.
May the next awesome home purchase be yours!

2018-10-22T12:52:00-07:002018-10-31T06:30:43-07:00Keller Williams Elite Realtytag:kweliteasheville.com,2012-09-20:394110 Tips To Prepare Your Home For SellingYou made the decision, you’ve decided to list your home! As a homeowner this can be both very exciting and overwhelming. You want to be sure your making the right decision when choosing an agent, discussing list price and how to get your home in tip top shape to get the highest and best value. But what do buyers really look for in a home besides the number of bedrooms, bathrooms and the size of kitchen? Check out these top 10 tips to get your home show ready and win over any buyer!
1. Putty nails holes, touch up and paint with inviting colors. Painting seems like a daunting process, however, by simply touching up and painting your walls with light inviting colors will attract more buyers. We are creatures of first impressions, whether with people or homes. When a buyer walks into a home with bold colors it could immediately deter them even if it’s the perfect fit! Toning down the paint and creating a neutral environment gives a buyer a lasting first impression and welcoming feel.
2. Depersonalize your home and decorate in a neutral scheme. By removing your personal pictures and decorating in a welcoming and neutral way will help a potential buyer visualize what the house would be like If they lived there.
3. Maintain the yard and create curb appeal. Yes, I know, the last thing you want to do is put money into a house your selling, all you can think about is the home your about to buy. But let’s be frank, anyone can put their house up for sale, but not all houses sell. Most buyers search for homes on the internet and will drive by the ones they are most interested in. What if your house is it, but when they drive by it lacks the essence of “Home” because they can’t see past the unmaintained lawn, shrubbery and lack of curb appeal. Taking the time cleaning up the yard, raking the leaves and adding planters will create the appeal every buyer is looking for!
4. Clean the gutters. It’s the last thing a seller thinks about but the first thing an inspector or buyer will look for. Make sure your gutters are free of debris and water is able to drain properly. You don’t want a potential buyer viewing your house on a rainy day only to see the gutters are jammed and water pouring everywhere.
5. Re-caulk around tubs, sinks and fixtures. This is a cheap and simple fix to any area that has old, cracking or discolored caulk. On average you should re-caulk these areas every 2-3 years. Any buyer interested in your house will thoroughly go through each room, especially bathrooms and kitchens. Don’t leave any room for questioning in these areas, be proactive and take care of it prior to listing.
6. Stage your house. If you have large bulky furniture or just a lot of furniture think about decluttering and putting items in storage. Big furniture or too much furniture can cause any room to feel smaller than what it is. By removing unnecessary pieces and staging your home creates a larger and more spacious feel that allows a buyer to picture their own furniture in the space.
7. Deodorize and freshen your home. If you have animals, smoke or kids in sports that use your mudroom as locker room its best to take the time to freshen your home up. Replace airs filters, remove sports equipment, put in some air fresheners or light some candles. You want to impress your buyers immediately with a warm and pleasing scent when they walk in.
8. Wash all glass windows and doors. Take the time to wash the glass windows, doors and sliders inside and out. You’ll also want to open any draperies or blinds to allow in natural lighting. Clean and crisp glass with lots of natural light touches a buyer immediately and creates a soothing feel.
9. Fix or repair obvious and important issues. Be sure that any obvious damages are repaired; i.e. loose door knobs, unsecured railings, missing tiles, etc. These are minor and quick repairs that will come back on any inspection report. Handling these items prior to listing your house will prevent later negotiations over repairs.
10. Hire a company to deep clean your house. Bring in a cleaning crew to deep clean your house and steam clean carpets and rugs. A cleaning company will be able to reach difficult hard to reach areas and have a keen eye for detail when doing their job. Potential homebuyers are always cautioned to be aware of mortgage lending standards and the difficulty they might face when trying to obtain a mortgage. Credit availability is expanding, making it easier to get a mortgage now than it was a year ago. The market is still tight however, and homebuyers should be prepared to shop around until they find a lender who is offering something that will meet the needs of their family.
Mortgage lending companies have high standards so it is important to make sure you and anyone else who will be included on the mortgage have their credit in check. The mortgage market is strict because lenders do not want to be put in a situation where they are forced to repurchase loans that are not paid on. They also do not want to end up in a litigation situation due to loan issues.
What Has Happened to the Number of Mortgages?
Due to the strict nature and requirements of the lending companies, the number of mortgages given out has significantly dropped. A report by the Housing Financial Policy Center at the Urban Institute showed that about 6.3 million fewer mortgages were given out between 2009 and 2015. The reasons behind this statistic are strict regulations and policies. These mortgages would have been granted if the lending standards where more reasonable.
Mortgage companies rely on calculations to determine if a home buyer will become delinquent on their payment. They will not give you a loan if you are too much of a risk for them. Credit history has a huge impact on this decision since lenders can see how often you pay back your debts. The history they receive is extensive. This view into your financial past causes lenders to take less risk when lending to you for your mortgage.
The Effect on the Economy
The housing market is recovering at a slower pace than it should since less potential homebuyers are being offered loans. While the market is still recovering with positive trends, fewer buyers can create a strain on other economic factors like home goods or construction jobs. Bottom Line
After the housing market boom and bust, mortgage lenders became stricter in their lending standards. It is not impossible to get a mortgage loan, but it can still be difficult for potential home buyers. Stay on top of your credit and make sure you and anyone else who is applying are in a good financial position so you can be approved for a loan. It is important to research different companies and their requirements to ensure success in getting a mortgage.2018-01-25T13:35:00-07:002018-01-25T13:36:47-07:00Greg Eskritttag:kweliteasheville.com,2012-09-20:2582Why You Should Consider Selling in the Winter <img src="https://assets.site-static.com/userfiles/848/image/selling-in-the-winter-attracts-serious-buyers.jpg" alt="Selling In Winter Attracts Serious Buyers" title="Selling In Winter Attracts Serious Buyers" height="410" width="750" />
The season you sell your home can have an impact on how much you get for your home and how quickly it sells. The season that has the most success in selling homes is spring. This is a good time of year for families moving to new school districts and is also more convenient weather for moving. Because of this trend, most people will recommend waiting to list your home until after the winter is over. Avoiding the winter is a huge misconception in the housing industry and can cause homeowners to miss out on opportunities.
Selling in the winter can give you a few advantages. There will be fewer houses on the market since most people assume winter is a bad time to sell. This gives your home more attention. Potential buyers are always looking no matter the time of year. Keeping your house on the market in the winter might bring the right buyer to your door. Real estate agents also tend to be less busy during these months and commit more time to getting your home sold.
Studies have shown winter buyers are buying because they need to move right away either for a relocation or personal situation. They will want to close quickly and allow for a much smoother sale.
Bottom Line
If you need to sell your home right away, or have some time but want to see what is out there, consider listing in the winter. Most homeowners who are going to sell will list their home in the spring, making for a competitive market. The winter allows buyers who are in a hurry to move consider your home and sell for more money than you would have in the spring.2018-01-25T13:35:00-07:002018-01-25T13:35:45-07:00Greg Eskritttag:kweliteasheville.com,2012-09-20:2581Common Things to Look Out for Before Buying Your Dream Home<img src="https://assets.site-static.com/userfiles/848/image/3-questions-to-ask-before-buying-your-dream-home.jpg" alt="Common Things to Look Out for Before Buying Your Dream Home" title="Common Things to Look Out for Before Buying Your Dream Home" height="410" width="750" />
It is easy to become overwhelmed when you enter the home buying market. Friends, family, colleagues, and even acquaintances will give you their opinions if you are a first time home buyer. While most of them are looking out for your best interest, they are not fully aware of what is happening in the housing market.
It is important for you to be prepared and have your own questions ready. No matter what other opinions you are getting, you are the one buying the home and your comfort level will help make your final decision. Here are three important questions to ask before you purchase a home.
1. Why am I Buying a Home?
Regardless of the finances, it is important to think about what made you want to buy a home in the first place. Usually the reasons don’t have to do with money. Instead, home buyers are focused on how the house will impact their family in the future. A study done by the Joint Center for House Studies at Harvard found there are four reasons people buy a home. Those reasons include schools for your children, a safe environment, more room for your family to grow, and control of your own space.
These factors are the most common reasons people look to buy a new home. When you ask yourself why you are looking to purchase a home, do any of those factors come up? Spend time with your spouse or family members who are involved in this decision and determine why you want a home in the first place. Creating this list will help when searching for a home and can help your real estate agent find the best home for your needs.
2. What is the Trend with Home Values?
Our current economy and housing market is strong. That means home values and mortgage rates are increasing. If you are looking to purchase a home but want to stay within a budget, it may be in your best interest to move quickly. It is forecasted for these trends to continue in an upward motion, causing home values to continue to increase.
3. What About Current Mortgage Rates?
The ticket price is not the only thing you should be concerned with when purchasing a home. Mortgage rates are always changing and can have a huge impact on your monthly payments. Current trends show mortgage rates are rising. This is something to consider if you are debating the right time to purchase a home, since the rates may be even higher down the road.
Bottom Line
You and your family are the only ones who can determine the right time to purchase your dream home. It is important to decide exactly why you want a new home for your family and decide on a budget that will be comfortable moving forward. This budget may affect the amount of time you have to search for a home, since home prices and mortgage rates are increasing. 2018-01-25T13:34:00-07:002018-01-25T13:34:59-07:00Greg Eskritttag:kweliteasheville.com,2012-09-20:2580Will Increasing Mortgage Rates Impact Home Prices? <img src="https://assets.site-static.com/userfiles/848/image/Mortgage-Rate-Projections.jpg" alt="Will Increasing Mortgage Rates Impact Home Prices? " title="Will Increasing Mortgage Rates Impact Home Prices? " height="410" width="750" />
There has been some discussion recently on home prices in relation to mortgage rates. Some believe if there is a rapid rise of mortgage rates, home prices should decrease. Logically it makes the most sense for the price of the house to drop when interest rates are rising, but this is not always the case.
This theory of home prices decreasing is typically discussed by future home buyers. As a buyer you would like to think if you are paying higher rates on your mortgage, you should be able to see a decrease in cost somewhere else. Unfortunately, these rates are rising because the economy is in better shape. As the economy succeeds, incomes rise, rates go up, as well as the price of the home.
A recent study by the John Burns Real Estate Consulting found mortgage rates have very little impact on the cost of the home. The housing market and price increases are affected by things like job growth in the area and rising wages. Coincidentally, these same factors are causing the rise in the mortgage rates since people can afford to take out more.
Bottom Line
As the economy progresses and strengthens, mortgage rates and home prices will fluctuate. It is a misconception as rates increase, home prices will decrease. Advances in the economy have shown that rates and home prices are more likely to increase together.2018-01-25T13:33:00-07:002018-01-25T13:34:18-07:00Greg Eskritt
